VCU Economic Developments Foster More Than New Ideas in Richmond

We found this pretty interesting article on workitrichmond.com the other day about VCU’s latest technological and economic developments happening across the Richmond region. Over the past 15 years, the university has been pushing for technological advancements such as new medicines, new business partnerships and student work opportunities to create lasting relationships between local businesses and the university.

In the last year, VCU’s Technology Transfer office has helped kick start their economic development efforts. The office is a resource that helps connect students with an industry and works to transfer their ideas and inventions from the university to the local business community.

Some of VCU’s recent successes include:

  • A new FDA regulatory clearance for EViTAR, a catheter for drug and cell delivery.
  • Commercialization of EmergenOx, a device which provides medical-grade humidified oxygen in emergencies.
  • Licensing by Finis, Inc. for the marketing of SwiMP3, a waterproof recreational audio-device that transmits sound, using bone conduction.

Since VCU is a thriving creative community, the assistance of this program is essential because it provides students with resources and counseling to help get their ideas developed and sold into the Richmond marketplace.

Nicole Colomb, who has been hired to oversee VCU’s new push for economic development efforts, said forging closer ties with the business community will benefit the region by raising the university’s stature while creating jobs and attracting industry here.

The Tech Transfer office has become a great resource for economic development across Richmond, as serves as a liaison between local businesses and VCU. As a resource for students to connect and create new ideas, the office generates innovations in the local economy.

Guide to Social Advertising

There is a lot of information out there about social media and how to use it to promote your business. I read a lot of write-ups on that and enjoy learning about social media — as you can tell with my involvement as a Founding Board Member of Social Media Club of Richmond/SMCRVA (website Twitter Facebook page).

Since the focus of this blog is not primarily social media, I try to keep that talk to a minimum. Once in a while I come across something that I just can’t help but share. This guide* from Eloqua struck me as particularly useful and to-the-point:

Nominate your favorite Richmond charity for cash

Looking for a really easy way to get some money for a charity that’s near and dear to your heart? Look no further!  (not really…do this and then keep looking, because good causes can use all of the publicity and monetary support that they can get)

Richmondmom.com is one of Richmond’s premier family resources online, and in the spirit of Thanksgiving and the holiday season, they are giving away gift cards through GiveRichmond.org to support charitable organizations.  Click here to go to see the full details on the contest.

There is a nomination process running through November 30, 2010 (this Tuesday!) where anyone can weigh in and submit their favorite Richmond charity. Give a great reason and your pet project may just win! Tell your friends and tell the organization to rally support and get votes.  The voting will run through most of December.

And the best thing about this is that everyone wins, no matter which organization actually gets the money. All of the nominees will be great non-profits that are helping make Richmond a better place to live and work.

Google LOVES Richmond!

Or they will, if we do things right…

There is a contest underway from Google where the stakes are high: one or more communities somewhere in the USA will be the test market for Google’s high-speed fiber network.  Here is the teaser from http://gigarva.com (who, in turn, took it from Google’s site, where it no longer seems to appear):

Google is planning to launch an experiment that we hope will make Internet access better and faster for everyone. We plan to test ultra-high speed broadband networks in one or more trial locations across the country. Our networks will deliver Internet speeds more than 100 times faster than what most Americans have access to today, over 1 gigabit per second, fiber-to-the-home connections. We’ll offer service at a competitive price to at least 50,000 and potentially up to 500,000 people.

The nomination phase is over, and now we need to get everyone in Richmond (and anyone outside of Richmond that wants to support our efforts here) talking online about why Google should pick us!  The next step of the process is going on now, and Google has been releasing updates on where each of the top nominated communities stand.  The winners of this phase are being determined based on the online buzz that each community generates around their nomination (see Google’s recent analysis of the data so far in this .pdf file).

Do I have your attention now?  Good, because here is how you can help:

  1. Become a fan of 1GBforRVA on Facebook & write posts on their wall
  2. Find blogs that mention it and leave supportive comments (*ahem*…this one you’re reading is a good start!)
  3. Write a post on your own blog/Facebook/Myspace about why Google should pick Richmond
  4. Follow @1GBforRVA on Twitter and interact with them there
  5. Tweet about why you think Google should pick Richmond and reference @1GBforRVA at the end
  6. Find a local online forum and talk about the 1GBforRVA initiative. Start discussions
  7. Make videos about why Google should pick Richmond and post them online
  8. Talk to your friends and family about the 1GBforRVA initiative and encourage them to participate

It doesn’t have to be anything complicated, and maybe you just have time to leave a single comment here or on 1GBforRVA’s Facebook page, but even that will help.  Google is looking for an active online community that wants them to come here. (if you’re short on ideas for why Richmond is a great choice, check this out)

Let’s show them that Richmond can rally behind a common cause and that when we want something, we make it happen.

Need answers about commercial real estate issues?

There are always questions that come up when dealing with commercial real estate, whether it is about leasing a space (from the tenant's or landlord's perspective), how NNN expenses work, what an LOI should look like, etc…

For so many people, it is not something that they do every day — so why not tap into resources that do deal with it every day?  Of course, I'll be happy to answer any questions that you have.  Feel free to email me at nathan [at] bandazian.com  (broken down a bit to keep the spammers guessing).

BUT, the reason for this post is to bring another resource to your attention.  It is in beta/testing mode right now, but the folks at Loopnet.com have made a push into a Q&A forum that I like quite a bit.  I have already answered a few questions, and would love to find more that are waiting for answers!  Not only will it be a great resource for the general public, but also a good resource for agents talking with agents.  (click here for a Q&A about the Q&A forum)

(And I suspect that particularly good topics that arise in the LoopNet Answer section may spawn blog posts here, as well.)

A few features I would like to see Loopnet add:
-a way to mark certain threads to watch,
-search feature to see if a question has been covered before
-a way to bring up questions that a user has asked/answered
-notification when someone comments on a thread that I started or answered

I do have a word of caution for you when consulting these Q&A's, though:  keep in mind that not only do laws differ from state to state, but also customary practices differ.  It is always best to consult with a broker/agent that is familiar with your particular market.  (search here, if you need recommendations)

That being said, it is also helpful to find out what is customary in other markets and to see if perhaps it is time to change local customs for the better.

FREE Quickbooks 2009 Pro — Today only!

For anyone that uses Intuit Quickbooks accounting software but has been reluctant to upgrade, this may be your lucky day!

A blog post from yesterday on Small Business Trends announced that Staples (the office supply store) is having a promotion today (Tuesday, 12/22/08) where each customer can receive a FREE copy of Quickbooks 2009 Pro!

You can either go into the store or order it online, and there are a couple of rules to keep in mind:

  1. one per customer
  2. you still have to pay sales tax
  3. there is a $159.99 upfront cost before the rebate
  4. if you order online, the shipping is free

A moment ago, I went through the process myself and everything was as easy as promised.  The rebates always make me a little uneasy, but if I keep on top of it I expect that everything should work out fine.

I know that I'm excited about the archives.  I love Richmond Magazine, and it will be nice to have access to past articles for research.  (I'm especially looking forward to wading through years of restaurant news!)

Richmond.com purchased by Media General

Combine
Per the Richmond Times Dispatch website, the local newspaper's parent company announced today the purchase of Richmond.com (see the article here).

And the backlash on the internet has been fierce so far.  For a sample of the general opinion, take a look at the comments on the very same article also released on Richmond.com.

It's a big move both for Media General expanding their influence online, and for Richmond.com being taken under the wing of a media giant.  Let's hope that the worst fears of the public don't become reality, and maybe the combination of the two businesses will see good results for everyone. 

It is unfortunate to see an independent news source get gobbled up by the majority player in the area, though.

I want my free Wi-Fi!

Several months ago I was very early for an appointment at a local Starbucks.  I thought that it would be a great opportunity to catch up on some online research and emailing.  After getting my drink and settling in, I was surprised to find that the Wi-Fi at Starbucks was no longer a free access hotspot.  Instead, I had to have an account with one of the mobile phone carriers! 

I was floored by the absurdity of a coffee shop without access to the internet…..and then promptly forgot about it when I realized it was a good opportunity to just relax and read a magazine or a newspaper.

A recent article on Richmond.com brought the memory back, and I thought I would share it here with you:  'Eat Beat: Wi-Fi Hotspots'.  In the article, there is a partial list of locally-owned establishments that offer free internet access to their customers.  The comments below the article help fill in some of the gaps in the list.

The point is that I'm glad that Starbucks is making such a blatantly selfish move that is undoubtedly driving traffic to their locally-owned competitors.  I'm still floored by the mistake, but I'm happy that it gives us one more reason to seek out small businesses that truly do understand what we need.

So you think you know Richmond? (Round 2)

There are a few things going on over at the Valentine Richmond History Center that deserve your attention for a variety of reasons.  It's an exciting time at the museum, with a new exhibit, a new online quiz, and nominations for an annual award starting soon!

The original impetus for this post was a follow up on a post from last year about the first "I Know Richmond" online quiz.  I did a little better on this new quiz than I did last year, which is not saying much.  It's interesting to see what I can answer correctly, and get a quick insight into some parts of Richmond history that I do not know as well.

The new quiz can be found at www.iknowrichmond.com, and this year it is about Richmond during the 1950s, 1960s, and 1970s.

Battle for the City: the Politics of Race 1950s-1970s

This is a new exhibit that opened during the latest First Fridays Artwalk, and ties directly into the "I Know Richmond" quiz.  The focus of the exhibit is on the volatile times of the 1950s-1970s with "citywide conflicts over integration, civil rights, urban planning, transportation, and political representation."

All of us are familiar with images from the era of the civil rights movement, with sit-ins and the integration of the school systems, but it was very interesting to see the same general themes with Richmond City as the backdrop.  It's one thing to see photos from other areas, but the local connection of familiar monuments in the background really brings it home.

2008 Richmond History Makers

Nominations will be accepted from May 1 through June 29 for this year's Richmond History Makers awards, which will be presented at a big event scheduled for October 21, 2008.  The site describes the qualifications as:

Who would want to live in the city?

According to the US Census Bureau, over 200,000 people would…that's who!  The estimated population within the Richmond city limits for 2007 is 200,123.  (source:  Michael Paul Williams' column in this morning's RTD)

That's big news considering that the numbers had been on a downward trend for quite some time, and the last time it was above 200,000 was more than a decade ago.

There is certainly a movement of urban living, and we are seeing that not only in the movement back to Richmond City but also in the mixed-use developments popping up in the surrounding counties (i.e., West Broad Village).  The rise in gas prices and environmental concerns are only helping to fuel the movement back to more urban-style lifestyles.

There is a website, Walk Score, that I came across some time ago that jumped to mind when I was thinking about how people are trending towards more walkable lifestyles.  I ran a few addresses through their system to get the Walk Score.  The first one is our office in the Museum District, the others are houses or apartments that we manage (and that are currently available for rent).

  • Bandazian & Holden office, 604 North Sheppard Street — Walk Score 78 out of 100
  • 1809 Lakeview Avenue (near Byrd Park/Hollywood Cemetary/VCU) — Walk Score 65
  • 16 N 18th Street #3 (Shockoe Bottom) — Walk Score 86

For years people have loved to live in the city for all the conveniences of walking to their favorite bars and restaurants, and the ability to stroll over to festivals in the warmer months.  Now, it seems as though the numbers are supporting the anecdotes.  What are your favorite reasons for living in the city?  What is the Walk Score for your neighborhood?

Have Time for a FREE Education?

Ivy League schools are top-notch, both in quality and price — not to mention how hard it is to gain access to such an education via the usual application process.  Well, now you can get an Ivy League education for free!

Of course, you won’t get to relax on the commons or network with the up-and-comers, but you can have access to the course material from the most respected professors in their fields.  Some of the courses are video with sound, some are just sound, and others include the syllabus and handouts.

So you want to help the schools?

Here is a way you can help!  Donorschoose.org is connecting donors with school programs that need funding.

Here is an excerpt from the "About Us" page from DonorsChoose.org that explains their concept:

DonorsChoose.org is a simple way to provide students in need with
resources that our public schools often lack. At this not-for-profit
web site, teachers submit project proposals for materials or
experiences their students need to learn. These ideas become classroom
reality when concerned individuals, whom we call Citizen
Philanthropists, choose projects to fund.

The site has been getting quite a bit of helpful publicity, part of which you can see at their news page.  Craig Newmark, from Craigslist.org fame, is one of the powerhouses behind DonorsChoose.org.  He recently appeared on The Colbert Report to promote the new site (they begin talking about DonorsChoose.org about halfway through the clip, in case you want to jump right to it):

These are both rated as "Low Income" schools — follow the link for more information on how they qualify schools as Low Income.  I started with a modest  challenge amount, only $1,126.  Along the way, I hope to add more projects and continue this as long as it is making a difference (forever?).

There are several ways you can help the schools:

  • Encourage friends who are teachers to look into the program and submit projects for funding.
  • Let me know if you see any projects at local schools that either you think should be added to the challenge.
  • DONATE!  There is a thermometer on the upper right hand of my main page, or you can follow this link to the challenge.
  • If you have your own blog/website, you can create your own challenges which fund projects that you choose.  They are running a Blogger Challenge to encourage people to become involved.

The most important part is to get involved somehow.  Any of the above ways would work.  In the end, it’s about supporting the children and the teachers who put everything into their work.

How does VA rate according to Forbes.com?

It was tight….who am I kidding, of course Virginia came out on top as the top-ranked state in the Forbes.com annual results.  A key point to keep in mind is that this is the second annual "The Best States For Business" article, and Virginia won last year, too!

The article is quick to point out, however, that Washington is right on our heels, and that we did not dominate the categories as we did last year.  The flip side to that is Virginia dominated the categories last year, and we still won this year!

Two key issues for going forward from here, and to capitalize on our success thus far:
1)  Washington did very well overall, and other states had high marks for their successes.  We should take the opportunity to study what they’ve done that made them successful in those areas, and see if those principles can be applied in Virginia.  Not all of those ideas can be easily transplanted, but we would be remiss to not consider what can be learned.
2)  Just like we highlighted from last year’s award from Forbes, we need to mazimize the good press from this recognition.  Let’s use it to draw in fresh blood, and to enhance the business environment.

All Hail the Internet

Maureen over at MIOAKLANDCOUNTY had a posting ("HELP. I CAN’T FIND YOUR AGENT!")that…well, first of all it was well written, but more importantly it addresses a very important issue: In the age of the internet, do you want to work with a realtor that has a weak internet presence?

If you can’t find any trace of your Realtor on Google, do you
think your agent has a strong plan for marketing your home on the web?

The old ways still work, but the effective present day realtor has to be in touch with the old way of marketing AND be familiar with current technology.

Be careful when you copy/quote content for your blogs!  It is a common concern and as well it should be.

Many blogs (including this one) quote content and use stories posted elsewhere as a source for their own content.  The main point to keep in mind is to only quote as much as is necessary, and paraphrase when possible.  Good blog etiquette tells us to linkback to the source whenever possible.

I definitely run into this issue (being more of a news blog), and have gotten better about it over the course of my blog.  If I don’t have any commentary to add to an article, then I try not to post it.  I do hope, however, that if anyone feels that I have overstepped my bounds, that they will contact me to say so and I will certainly take care of the offending post.

Greg Swann vs. Zillow.com

Kudos to a weblog that I have just recently come across (thanks to Carnival of Real Estate) on debunking the all-hailed Zillow.com.  I have heard a lot of buzz about Zillow, but have never personally checked it out (being a commercial realtor and not nearly as involved in the residential market).

Greg Swann at BloodhoundBlog has done a fantastic analysis of how Zillow.com works…or more properly, how Zillow.com does NOT work.  Take a look at the link below to see the thorough discussion of their pricing methodology vs. how Realtors do price comps.

The point is that, whatever it is that Zillow.com might be doing, what it is not doing — what it cannot be doing — is evaluating houses. This simply cannot be done by the methodology Zillow.com has employed.

I will definitley be keeping tabs on his future entries.  I suggest you do the same.
